One Chuan Grove — Loan-to-Value (LTV) Limits

The Loan-to-Value (LTV) limit determines the maximum amount you can borrow for One Chuan Grove as a percentage of the property's purchase price or valuation, whichever is lower. LTV limits in Singapore are set by MAS and vary based on the number of outstanding residential property loans you currently have.

Total Debt Servicing Ratio (TDSR)

What is TDSR & How It Affects One Chuan Grove Buyers

Total Debt Servicing Ratio (TDSR) limits your total monthly debt obligations — including the One Chuan Grove mortgage — to no more than 55% of your gross monthly income. This applies to all property loans for private residential properties in Singapore.

TDSR-eligible debts include: your One Chuan Grove mortgage instalment, car loans, personal loans, student loans and any other credit facilities with monthly repayments. Income used for TDSR computation includes basic salary, fixed allowances and rental income (at a haircut), but generally excludes variable components like bonuses.

Interest Rate Environment

Fixed vs Floating Rate for One Chuan Grove

For One Chuan Grove buyers, the mortgage will begin disbursing from the foundation stage of construction, with the remainder disbursed progressively through to TOP. One Chuan Grove's construction timeline and TOP date have not yet been announced, but as with any new launch, the choice between fixed and floating rate packages requires careful consideration given the multi-year disbursement period.

Fixed rate packages provide payment certainty but typically come with a lock-in period of 2–3 years. They are most suitable for buyers who want to lock in current rates and avoid interest rate volatility.

Floating rate packages (pegged to SORA or bank board rates) typically offer lower initial rates but fluctuate with market conditions. For a long-construction-timeline project like One Chuan Grove, many buyers opt for fixed rates in the initial years then review closer to TOP.

One Chuan Grove — Housing Loan Guide for HDB Upgraders

HDB flat owners represent a significant segment of One Chuan Grove's target buyer pool. Understanding the financing implications of upgrading from an HDB flat to One Chuan Grove is essential for making an informed purchase decision.

Scenario A: Sell HDB First
Dispose of your HDB flat before purchasing One Chuan Grove. You become a first-time private property buyer — eligible for 75% LTV and 0% ABSD (Singapore Citizens). Proceeds from the HDB sale fund your One Chuan Grove down payment. This is the most financially straightforward approach.
Scenario B: Buy One Chuan Grove First
Purchase One Chuan Grove while still owning your HDB flat. You will pay 20% ABSD upfront (SC second property). You then have 6 months after One Chuan Grove's purchase to sell your HDB and apply for ABSD remission. LTV is capped at 45% as you have one outstanding HDB loan.
CPF OA Carry-Over
When you sell your HDB, the CPF OA used for the flat (plus accrued interest) must be returned to your CPF account. However, these returned funds can be reused for your One Chuan Grove purchase, subject to the LTV and CPF withdrawal limits applicable to the new property.
MSR Does Not Apply
The Mortgage Servicing Ratio (MSR) — which caps loan repayment at 30% of gross income — applies only to HDB flats and Executive Condominiums. For One Chuan Grove, only TDSR (55%) applies. This gives private property buyers greater borrowing flexibility than HDB buyers.
