One Chuan Grove is jointly developed by Sing Holdings Residential Pte. Ltd. and Sunway Developments Pte. Ltd. — a joint venture that committed $1.33 billion across two Government Land Sales tenders to secure and amalgamate the Lorong Chuan site.
Sing Holdings Residential and Sunway Developments partnered to win not one but two adjoining Government Land Sales tenders at Lorong Chuan in 2025 — a back-to-back result that speaks to their shared conviction in the site. Together they represent decades of experience, listed-company financial discipline, and a proven track record of delivering residential projects across Singapore.
The joint venture develops One Chuan Grove through a dedicated project vehicle, Chuan Grove Pte. Ltd. (URA Housing Developer's Licence C1558) — held 65% by Sing Holdings Residential Pte. Ltd. and 35% by Sunway Developments Pte. Ltd.
Sing Holdings Limited is a Singapore property development and investment group founded in 1964 and listed on the SGX Mainboard since 2007. Its largest shareholder is F. H. Lee Holdings (Pte) Limited, with approximately 36% of shares outstanding; Sze Hao Lee has served as Chief Executive Officer since 2009, having joined the Group as an Executive Director in 1992.
Sing Holdings' residential portfolio includes North Gaia, an executive condominium in Yishun; Parc Botannia in Sengkang, developed with Wee Hur Holdings; Robin Residences at Robin Drive; Waterwoods in Punggol; and The Laurels at Cairnhill Road, winner of the FIABCI Singapore Property Award 2015 in the Residential (Mid-Rise) category.
Sing Holdings Residential Pte. Ltd. holds the majority 65% stake in the joint venture behind One Chuan Grove, having partnered with Sunway Developments to win both Government Land Sales tenders at Lorong Chuan in 2025 — the first on 8 July ($703.6M, $1,376 psf ppr) and the second on 4 September ($623.9M, $1,331 psf ppr).
Sunway Developments Pte. Ltd. is a wholly-owned Singapore subsidiary of Sunway Berhad, the Malaysian conglomerate founded in 1974 by Tan Sri Dr Jeffrey Cheah and listed on Bursa Malaysia. Sunway's Singapore residential push began in 2021, when a Sunway-led consortium with Hoi Hup Realty won a Government Land Sale tender for $371 million.
In September 2025, Sunway Berhad announced the RM2.3 billion acquisition of MCL Land — its largest deal to date — rebranding its Singapore residential arm as Sunway MCL. The enlarged Singapore business carries forward MCL Land's existing portfolio, including Tembusu Grand, The Continuum and Parc Esta.
Sunway Developments Pte. Ltd. holds a 35% stake in the joint venture behind One Chuan Grove, contributing to both winning Government Land Sales bids at Lorong Chuan in 2025 alongside Sing Holdings Residential.
Beyond the developer joint venture, One Chuan Grove will be delivered by a team of architects, landscape designers, interior designers and a main contractor. These appointments have not yet been publicly confirmed — this section will be updated with verified names once announced, rather than list unconfirmed firms.
A listed Singapore developer and the Singapore arm of a listed Malaysian conglomerate committing $1.33 billion to win two adjoining Government Land Sales tenders is not a routine transaction. It reflects real conviction in the Lorong Chuan site — and it carries direct implications for buyers considering One Chuan Grove.
