How One Chuan Grove Came to Lorong Chuan

Unlike many District 19 launches built on former private estates sold en bloc, One Chuan Grove's site was released by the state through two separate Government Land Sales (GLS) tenders — not acquired from existing homeowners. The first parcel (170,409 sq ft) was tendered and closed on 8 July 2025, drawing 7 bids; the Sing Holdings-Sunway Developments joint venture topped the tender at $703.6 million ($1,376 psf ppr). The second, adjoining parcel (156,231 sq ft) closed on 4 September 2025, drawing 5 bids; the same JV topped it again at $623.9 million ($1,331 psf ppr).

Winning both adjoining tenders let the JV amalgamate the two parcels into a single development site. URA subsequently issued Housing Developer's Licence C1558 on 31 July 2026, confirming 1,056 units of flats/apartments with commercial space for the combined site.
