The combined development is reported to comprise five blocks of up to 27 storeys across the two amalgamated GLS parcels. The official unit mix, facility plans and architectural theme have not yet been released — check back as details are confirmed.
One Chuan Grove is developed by a two-way joint venture pairing an established SGX-listed Singapore developer with the Singapore property arm of a major Malaysian group — the same partnership that topped both Chuan Grove GLS tenders.

Pricing has not been officially released. This section presents a data-driven analysis of the land cost basis, comparable transaction benchmarks, and estimated launch price range. All estimates are analyst projections based on publicly available URA and market data. Official pricing subject to developer announcement.
Across the two 2025 GLS tenders, the Sing Holdings-Sunway JV paid $703.6M ($1,376 psf ppr) for the first parcel and $623.9M ($1,331 psf ppr) for the second — a blended land cost in the region of $1,340-$1,360 psf ppr. This is the single most important number for understanding One Chuan Grove's launch pricing floor. Developer pricing is structurally anchored to land cost, with typical margins of 20–25% above all-in development cost.

| Construction & M&E (est.) | ~$380 |
| Professional fees, financing, marketing (est.) | ~$150 |

One Chuan Grove rises from two adjoining Government Land Sales (GLS) parcels at Lorong Chuan — both won by the same joint venture within nine weeks of each other, an unusually decisive back-to-back result even by GLS standards.
The first parcel, released under the 2H2024 GLS Programme, drew seven bids when its tender closed on 8 July 2025. A joint venture between Sing Holdings Residential Pte. Ltd. and Sunway Developments Pte. Ltd. topped the field at $703.6 million — $1,376 per square foot per plot ratio (psf ppr) — 7.3% above the next-highest bid of $1,282 psf ppr from City Developments. It was the second-highest psf ppr ever recorded for a suburban private GLS plot, and the first private residential GLS site awarded in the Lorong Chuan area since 2009.
Two months later, the same consortium returned for the adjoining 1H2025 GLS parcel. Its tender closed on 4 September 2025 with five bids; the JV's $623.9 million offer — $1,331 psf ppr — beat the next-highest bid of $606.06 million ($1,293 psf ppr) from COLI (Singapore) by 2.9%. Securing both parcels let the JV amalgamate them into a single development. On 31 July 2026, URA issued Housing Developer's Licence C1558 to Chuan Grove Pte. Ltd. — the consortium's project vehicle — for 1,056 units of flats/apartments with commercial space across both lots, clearing the way for One Chuan Grove's official sales launch.
